In a housing market shaped by rising costs and changing family needs, multigenerational homebuying has surged to an all-time high, now making up 17% of all home purchases nationwide, according to the 2025 Generational Trends Report from the National Association of Realtors®.

As families come together to manage expenses, caregiving, and lifestyle preferences, more buyers are seeking homes that can comfortably accommodate parents, children, and even grandparents under one roof.

Here in Colorado Springs, I’ve been sounding the alarm and begging builders and their representatives for years:

"Please, please, please start including true multigenerational floorplans in your new developments".

This isn’t just a passing trend. It’s the future of housing, and it’s personal for me, too.

🧔 Why I Believe in Multigenerational Design

Although my husband and I are now empty nesters, we’re planning a full basement renovation to include:

  • A kitchen

  • A laundry room

  • Two bedrooms and two bathrooms

  • And all the finishes needed to make it a truly independent living space

We don’t need it for ourselves right now. Still, we’re planning ahead, because when it comes time to sell, we know this layout will appeal to buyers looking for multigenerational living or income-generating rental options.

This isn’t just a smart investment. It’s about providing flexible, future-ready housing solutions that truly serve people at every stage of life.

The NAR report shows:

  • Gen X (ages 45–60) now leads in multigenerational purchases, accounting for 21%—a 75% increase since 2013.

  • Older millennials (35–44) are right behind, often buying homes to help care for aging parents or create deeper family connections.

  • Even younger baby boomers (60–69) are buying homes that support shared living—whether to host adult children, grandchildren, or aging spouses.

As homeownership costs continue to climb, more families are choosing to combine resources. And it’s working. Over 35% of buyers now cite cost savings as their top reason for buying a multigenerational home—up from just 15% in 2015.
