U.S. Housing Market Shift: 40% of Major Metros Now Seeing Price Declines

The housing market continues to evolve, and not all metros are on the rise.

According to new data analyzed by ResiClub using the Zillow Home Value Index, 20 of the 50 largest metro areas in the U.S. (40%) experienced a year-over-year decline in home prices as of April 2025. That’s up sharply from just 7 markets (14%) in November 2024 and 12 markets (24%) in February 2025.

This expanding wave of price corrections suggests a more widespread softening across the country, particularly in markets that saw steep price growth during the pandemic boom. Cities like Austin (-5.1%), Tampa (-5.0%), San Antonio (-3.2%), and Dallas (-3.0%) are now leading the pack in annual declines.

Meanwhile, Midwest and Northeast markets such as Cleveland (+4.7%), New York (+4.4%), and Hartford (+4.4%) are seeing continued growth, potentially driven by affordability and demand stability.
